Privacy Policy

Introduction

Kotiva is a Finnish property-analysis product. You paste a sales listing, optionally choose Statistics Finland comparison periods, and Kotiva produces a structured analysis for your own due diligence.

Creating or opening an analysis requires a Google-backed session. This page covers information involved in that product, as far as it is known today.

What information Kotiva collects

Depending on how you use Kotiva, the product may store:

• Account details from Google sign-in, such as your Google name and email address.
• A Kotiva profile you can edit: first name, last name, and an optional avatar. Email stays as Google provided it.
• Listing text you paste, and the analyses, property facts, comparison choices, and exported reports that follow from it.
• A session cookie used to keep you signed in.

Kotiva does not ask you to paste seller contact details, and it is not built to collect payment-card information.

How information is used

Information is used to run the product you asked for:

• Authenticate you and keep your analyses attached to your account.
• Extract structured property facts from the listing you pasted.
• Calculate price and cost figures in application code.
• Compare a listing with Statistics Finland market data when you select periods.
• Produce the analysis report and keep history, exports, and comparison views in your workspace.

Kotiva does not use your listings to send marketing messages.

Authentication and Google sign-in

Sign-in uses Google OAuth on Kotiva’s API. After a successful sign-in, the browser holds an httpOnly session cookie. Kotiva does not receive your Google password.

You can sign out from the account menu. Signing out ends the current session. Profile fields you later edit in Settings are stored as Kotiva profile data; they are separate from the Google account itself.

Property analysis data

The listing text you paste is source material. Kotiva stores that text with the analysis case, extracts typed property information from it, and keeps provenance so values can be checked against the listing.

If you choose market periods, Kotiva requests Statistics Finland figures for the area implied by the listing and stores those snapshots with the run. Postal-code or municipality market data is public statistical information, not a personal profile of a seller or buyer.

AI processing

A language model is used where interpretation is needed: copying stated listing facts into a structured form, and writing the analysis report. Price calculations, EUR/m², and similar figures are produced in application code, not by the model.

Listing text and the structured inputs to analysis may therefore be processed by the language-model provider Kotiva uses to run those steps. Kotiva does not treat model output as a valuation or as verified fact.

Data storage and security

Account and analysis data are stored server-side and associated with your signed-in user. The session cookie is httpOnly. Another person’s analysis identifier is not shown as yours: the API treats unknown or unowned analyses as not found.

No security process is perfect. This MVP description does not claim a particular certification or a named hosting region.

Data retention

Analyses remain in your account until you delete them in the product. Deleting a case removes that case and its runs from the workspace. Exported reports you chose to keep are listed under Exported reports until removed there.

This page does not state a numbered retention schedule beyond what the product currently lets you delete yourself.

Third-party services

• Google, for sign-in.
• Statistics Finland, for optional market comparison data.
• The language-model provider used to extract listing information and draft the analysis.

Those services have their own terms and privacy practices. Kotiva does not republish them here.

User rights

In the current product you can:

• Review and edit your Kotiva first name, last name, and avatar in Settings.
• Open, correct, re-analyse, compare, export, and delete your own analyses.
• Sign out of the current session.
