Introduction

Kotiva helps you read a Finnish residential sales listing before you make an offer. By creating an account and using the product, you agree to use it as described on this page and on the Privacy Policy.

Use of Kotiva

Kotiva is for analysing apartments that are for sale. You paste listing text, optionally select Statistics Finland comparison periods, and receive a structured report. URL fetching is not available yet. Rental listings are not in scope.

A Google account is required to create or open an analysis. The public landing page explains the product without requiring sign-in.

User accounts

You sign in with Google. You are responsible for the Google account you use and for activity under the Kotiva session created from it. You may sign out from the account menu.

In Settings you can edit your Kotiva first name, last name, and avatar. Email is taken from Google and is not edited in Kotiva.

Property analysis and AI-generated information

Kotiva extracts stated listing facts, calculates selected figures in code, and uses a language model to interpret the result into a report. Findings are labelled by evidence type. Missing listing information stays missing; Kotiva is not meant to invent prices, transaction counts, or other figures the listing or market data did not provide.

The report is decision support. It is not a valuation, a survey, legal advice, or a recommendation to buy or not buy.

Accuracy and limitations

Listings are written to sell. Extraction can miss, misread, or leave uncertain a value the listing stated unclearly. Market comparison, when you request it, uses Statistics Finland area figures and is not a statement that a listing is overpriced or underpriced.

Kotiva supports your own due diligence. It does not replace a professional inspection, a lawyer, a housing-company review, or your own reading of the original listing.

User responsibilities

• Paste listing text you are entitled to use for your own research.
• Check important figures against the original listing and other sources you trust.
• Do not attempt to access someone else’s analyses or disrupt the service.
• Do not rely on Kotiva as the only basis for a purchase decision.

Intellectual property

Kotiva’s interface, product copy, and software remain Kotiva’s. Listing text you paste remains subject to whatever rights already apply to that listing. Analysis output is provided for your use of the product, not as a licence to republish Kotiva as your own service.

Availability of the service

Kotiva is an evolving MVP. Features may be incomplete, slow, or temporarily unavailable. This page does not promise a particular uptime, support hours, or storage quota.

Changes to the service

Kotiva may change, add, or remove product behaviour as the MVP develops. Material changes to how the product works may be reflected by updating this page. Continuing to use Kotiva after an update means you are using the product as then described.

Limitation of liability

To the extent a simple product page can say so: you use Kotiva at your own judgement. Kotiva is not responsible for purchase decisions, missed defects, or losses arising from incomplete listing information or from limits of automated extraction and analysis.

This section is not a jurisdiction-specific waiver and does not name a cap, insurer, or court.
